Park County is growing at a tremendous rate (the population doubled from 1990-2000) but is still relatively undeveloped, especially given its close proximity to Denver. The 2000 census put the county population at 14,523, or less than 1% of the state’s population of 4,300,000+. It is southeast of red-hot and super-expensive Summit County, home to Breckenridge Ski Resort, and as a result savvy investors have realized that this is the place to buy affordable close-in Rocky Mountain acreage.
Fairplay (population 610, elevation 9950 ft) is the headquarters for the South Park Ranger District of the 1,105,704-acre Pike National Forest. The forest has many easy-access developed campgrounds, and ample opportunities for fishing, mountain biking, hiking, winter sports, and much more. The Pike National Forest has many scenic areas, interesting sites, and things to do while visiting the area. Horseback, snowmobile, mountain bike, jeep, snowcat, river rafting and other tours are available from local vendors and outfitters. The area gets just over three feet of snow each year so your winter activities are unparalleled.
The South Park Ranches and Estates of Colorado developments are just minutes from incredible fishing at one of Colorado's largest reservoirs, Eleven Mile State Park. Volumes could be written about Eleven Mile's fantastic fishing. Rainbow, brown and cutthroat trout, kokane salmon, northern pike, small-mouth bass and carp are all found within the waters of this 3,400 surface-acre reservoir. Waterfront camping, scenic vistas, uncrowded boating and ideal wind conditions for sailing and windsurfing make Eleven Mile a best bet for all visitors. The park is open year-round, offering spectacular Rocky Mountain sunsets and plenty of room to breathe.
